The information, maps, distances, scores, ratings, and commentary provided by PropertySignals are of a general nature only. They are intended to support residential property due diligence and conversation with advisers. They must not be treated as specific advice for your circumstances or relied on in place of appropriate professional advice (including legal, valuation, engineering, planning, or medical advice).
Data and reports
PropertySignals uses commercially reasonable efforts to work from public geographic datasets and reproducible geometric methods. We do not warrant the accuracy, currency, or completeness of any underlying data, geocoding result, or calculated distance. Network changes, data publication lags, mapping approximations, and geocoder ambiguity can all affect outputs.
To the fullest extent permitted by law, PropertySignals and its operators exclude liability for loss or damage however arising (including negligence) in connection with use of or reliance on the service, except where liability cannot lawfully be excluded.
Maps and visualisations
Maps and distance rings are indicative visual aids. They are not cadastral surveys, title plans, or engineering drawings. Boundaries, easements, and exact asset locations on the ground may differ. For legal boundaries or survey information, obtain records from the relevant registering body or a licensed surveyor.
Automated analysis and “buyer sensitivity”
Report outputs combine rules-based geometry with plain-language interpretation. They are not valuations, automated valuation models, engineering assessments, electromagnetic field measurements, or health studies. Ratings and wording are qualitative summaries for discussion purposes only and may not reflect market perception in every suburb or buyer segment.
Third-party data and services
Address search and maps may rely on third parties. Transmission and structure layers may be sourced from public or licensed providers (for example open infrastructure data). Those third parties may impose their own terms, licences, and disclaimers. PropertySignals is not responsible for third-party service availability or errors in third-party data.
Where public datasets are published under open licences (such as Creative Commons), use of derived outputs may be subject to attribution or reuse conditions imposed by the original publisher—check the licence for the dataset you rely on.
No professional relationship
Use of PropertySignals does not create a client relationship with any adviser, valuer, engineer, or lawyer. Nothing on this site is an offer of regulated professional services.
